Both Local Authority Searches and Personal Searches are dealt with within Legal Services.

The Land Charges team is responsible for carrying out searches of the Land Charges register and answering questions on the form CON29.

Full Local Authority Search

A full Local Authority Search consists of the form LLC1 and the form CON 29 Part 1, both of which must be supplied in duplicate together with two plans. This type of Search can be carried out by the postal submission of the correct forms and fee, or submitting the forms electronically through NLIS.

The search fees are:

• Residential standard Local Authority Search - £118.00
• Commercial/Industrial/Land Local Authority Search - £155.00
• Optional printed Part 2 questions - all £15.00 each (including Q22)
• Additional parcels - £11.00 each
• LLC1 only - £17.00 each

Personal Searches

A Personal Search is a search of the Land Charges Register only. These searches are available on an appointment basis only, Monday, Tuesday and Wednesday of each week between 10am and 3.00pm (excluding Bank Holidays and days when the Council is closed). At least 24 hours notice is required for an appointment.

Contact the team on the number below to make an appointment. We will require the full postal address, postcode and one plan of the property to progress the search. These details can be faxed or e-mailed to us.

Appointments are on a strict first come, first served basis and there is a limit of 10 searches per appointment to ensure a balanced and fair service is provided to all our customers.

General Advice

In order for us to process a Search request promptly, please ensure that the correct payment is included with the search requisition forms. A check will be made upon receipt of the search request to establish that the property is within Tamworth Borough, that the fees are correct, and that all necessary forms and plans have been included. A receipt for payment will be returned with the completed search.

The current turn-around time for a Local Authority Search is approximately 10 working days.
