Affordable Housing
Affordable Housing is housing that is available to people who
cannot afford to buy or rent a property generally available on the
open market. The main aim of providing affordable housing is to
help those people who are unable to meet their income in relation
to local housing costs.
Tamworth Borough Council is committed to working with developers
to achieve a target of 30% affordable dwellings to be provided on
sites for housing development of 15 or more dwellings or on
residential sites of 1 hectare or more.
The Council works with developers and housing associations to
ensure that an approximate mix of affordable housing (e.g. social
rented, shared ownership, Low Cost Home ownership (LCHO),
discounted and sub-market housing) is delivered on each site. All
new affordable housing units built in Tamworth are then managed by
housing associations with the Council having agreed nomination
rights to these properties.
For each site of affordable housing within the borough the
Council will have regard to the following sources of evidence of
housing need:
- Housing Needs Survey 2006
- Healthier Housing Strategy 2011-2014
- Homelessness Strategy 2009-2012
- Sub-Regional Strategic Housing Market Assessment 2008
The documents as mentioned above amongst other evidence will
continue be used and updated to ensure that the Council continues
to deliver affordable housing options to assist in meeting the
housing needs of local people within the borough.
The Council also works with partner organisations to encourage
the supply of affordable housing through other means such as
reusing/converting empty homes by utilising a combination of
Council land and Government housing grants to develop affordable
housing schemes.
