The Income team

The income team are committed to working with tenants to sustain tenancies and reduce evictions and will pursue the recovery of rent arrears in a firm but fair manner and will ensure that services are delivered according to individual needs.  

We will monitor rent accounts weekly and if required visit tenants to discuss rent payments and any arrears.

When appropriate we will work in conjunction with the housing benefit team and support agencies to assist in dealing with arrears.

The team will provide:-

Advice and assistance in helping tenants to sustain tenancies.

Assistance with claims for housing benefit and welfare benefits.

Advice on supporting people benefit.

General debt advice and financial statements.

Referrals or sign posting to specialist debt advisors and support agencies.

Help to  tenants in obtaining a basic bank account and access to affordable credit.

Advice on savings to meet unexpected costs.

Advice on having adequate insurance to meet unexpected costs

Advice to prevent Fuel poverty

Referrals to the Homeless Prevention Team.

Help with the Family Engagement & Support Project - Job Centre Plus.

The team will also enforce tenancy conditions by:

Taking court action when necessary

Attending court Hearings

Carrying out evictions with the Court Bailiff

Monitoring former tenant rent accounts

Enforcing recharges

The Allocations and Voids team

is included in the Income team handling the following:-

Allocating Council accommodation

Nominating to and liaising with Housing Associations

New tenancy  viewings and sign ups

Managing void properties
